Pasco, private companies seek to grow industrial space

Original Source: LUTZ — A company that successfully marketed industrial space built speculatively, with no clients lined up in advance, is urging others to do likewise in Pasco County. “It may have seemed risky at one time,” said Heidi A. Tuttle-Beisner of Trinity’s Commercial Asset Partners. But the lesson learned is “spec buildings can work.” The project she was discussing was ComPark 75, owned by auto dealer magnate Larry Morgan. He announced the 130,000-square-foot building in 2013, broke ground on it in 2014, and Tuttle-Beisner had filled it with five tenants by the middle of last year. More expansion […]

Gov. Scott attends Lutz office park groundbreaking

LUTZ — It was a year ago exactly at a Pasco Economic Development Council luncheon when auto magnate Larry Morgan announced he would bring a lot of jobs to Pasco County with his $15 million expansion at Compark 75. The construction project alone employed 585 workers, he told a crowd that huddled together Thursday morning for the somewhat belated ground-breaking ceremony at the office park just off Wesley Chapel Boulevard. “And that does not include the people who will actually be working once the facilities are occupied,” he said. That promise of more jobs lured Gov. Rick Scott from Tallahassee […]

LUTZ — Construction is underway on a $15 million expansion at Compark 75, the first major industrial buildings to go up in Pasco County since the recession hit. “The bulldozers will be out there next week, and then we’ll be fast and furious,” owner Larry Morgan said. “We’ll put in the roadway and do all the earthwork first before you start to see things go vertical. We should be completed sometime in the second quarter of 2014.” He said the two new speculative buildings, which will total nearly 135,000 square feet, are needed because he has leased the last available […]

WESLEY CHAPEL — Developer Ross Kirk said he is within months of breaking ground on Tampa Bay’s first speculative industrial projects in more than four years. Plans call for adding two flexible-space buildings totaling about 130,000 square feet at Compark 75 in Pasco County. Improved signage and a new roadway entrance to the industrial park off Wesley Chapel Boulevard (CR 54) are also part of the $11 million project. “Sometimes when the naysayers are still out there it is time to be the first to the market,” said Kirk, principal of CLW Industrial Group in Tampa. His project may signal […]
